    Sometimes the answer is “not yet” — and if so, I'll tell you exactly what needs to happen before it's a yes. That still beats finding out six weeks into a contract.

Before you start

What to have ready. (Not much.)

You don't need pay stubs, tax returns, or your Certificate of Eligibility to start. Those come later, if and when it makes sense. To answer the first questions, it helps to have:

  • A rough idea of the area you want to buy in
  • Your general timing — even “sometime next year” counts
  • Whether you’ve used your VA benefit before
  • A ballpark of your monthly income (no documents needed yet)

That's genuinely it. If you can't answer something, leave it — I'd rather talk it through with you than have you guess.
