I served in the United States Marine Corps. When I got out, I found my way into the mortgage business, and I've stayed in it for 32 years. That's not a number I throw around to sound impressive — it's the reason I can usually tell you early whether something is going to work.
Most of the veterans I talk to have heard the same two words I hear all the time: zero down. What they haven't heard is anyone explain, plainly, whether it's actually on the table for them. That's the part I care about.
I've worked both sides of the file.
I spent years on the wholesale side — the part borrowers never see. That's where files get judged, where the underwriting math is real, and where you learn what actually holds up and what doesn't.
And I've worked retail, sitting across from the person buying the house. Knowing both sides means I'm not guessing about how your file reads to the people who make the call. I've been one of those people.
What the Corps taught me has nothing to do with mortgages.
