Can I really buy a home with $0 down using my VA benefit?
Eligible VA borrowers may be able to finance 100% of an eligible home purchase with no required down payment. Your entitlement, income, credit, and the property still have to meet VA and lender requirements — so the honest answer is "maybe, let’s look." That’s what the homebuyer check is for.
I used my VA loan before. Can I use it again?
Often, yes. The VA home loan benefit is not necessarily a one-time thing. Depending on what happened with your previous loan and how much entitlement is available or can be restored, you may be able to use it again.
I’m active duty, National Guard, or Reserve. Do I qualify?
Potentially. VA eligibility can extend beyond veterans to qualifying active-duty service members and certain National Guard and Reserve members. Your service history and Certificate of Eligibility determine what’s available to you.
Can an eligible surviving spouse use the benefit?
Some surviving spouses may qualify for VA-backed home loan benefits. Eligibility depends on the circumstances and VA requirements, so it’s worth a short conversation to find out where you stand.
What if my credit isn’t perfect?

What it actually costs.

Does $0 down mean I bring $0 to closing?
Not necessarily. A down payment and closing costs are two different things. Even when an eligible VA purchase requires no down payment, closing costs, prepaid items, and other expenses may still apply. John walks you through the real numbers instead of letting you find out later.
Do VA loans have monthly mortgage insurance?
VA loans generally do not require monthly private mortgage insurance. There can be a one-time VA funding fee for borrowers who aren’t exempt, plus normal closing costs and prepaid expenses.
What is the VA funding fee, and do I have to pay it?
It’s a one-time fee that helps keep the program running. The amount depends on your down payment and whether you’ve used the benefit before. Some veterans — including many with a service-connected disability rating — are exempt. It can often be rolled into the loan rather than paid in cash.
How much house could I potentially buy?

What is my entitlement, and how much do I have?

Can I have more than one VA loan at a time?
In some situations, yes. A veteran may have remaining entitlement that can potentially be used for another VA-backed purchase. The numbers depend on your existing entitlement use, the new property, and the loan amount.
